Maintenance Troubleshooting

Many minor issues are resolved easily with simple fixes. Before submitting a maintenance request please visit the DIY repair video links by clicking below.

Maintenance Request

If the DIY information does not resolve your issue then all requests must be in writing using the online portal unless it is an emergency. True emergencies like water breaks you can not stop by shutting off the valves and no heat in winter please call the office and press option 3. If it is something like a fire call 911!

To submit a Maintenance Request please log in to your resident portal. All portal requests are time and date stamped, All calls are recorded for quality assurance. Please describe the problem so we know what to bring to fix the problem. Shut off water valves until we get there to fix leaks, reset breakers and or turn off breakers if an electrical issue. Release of Key and Property Access

We will enter the home in the next few days during business hours to make the repair as our schedule allows, there will be no notice, if you ask us to come back there will be a return service charge. We will knock then enter with our keys. Outside Vendors will coordinate with you to access the property. Our preference is that you either provide a key for the vendor, or someone over the age of 18 be present.

Important Reminder

Repair or damage caused by your negligence or misuse or below the minimum as explained in the lease are your responsibility. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you. Pest control other than termites will be paid by you after 10 days. Broken windows and doors regardless of what or who broke it will be paid by you. You are required to have renters insurance. It can cover you if you, your child, your guest, roommate, neighbor or employee breaks, steals, floods or burns the building. In all the cases, repairs will be made, but you will be charged for the cost of the labor and materials to resolve the problem if it’s a tenant repair responsibility as explained in the lease. If you lock yourself out during office hours you can come to the office and we will cut a key, after hours please call a 24-hour locksmith.
